How we work
Creating a Home is an intricate and high-stakes endeavour. We guide you through the process with actionable goals, detailed to-do lists, and a clear visual roadmap. From vision to blueprint to construction, we turn ideas into buildable reality, one step at a time.
Our process
Site & Code Research1/4
Each of our designs begins with a detailed research of the land and existing conditions. As part of our process, we visit your property with a documentation tool such as a 3D Scanner, a camera, and field measurement.

The documentation allows us to analyze topography, light, views, and landscape early on—so we can place the home thoughtfully, preserve natural features, and minimize site disturbance.

In parallel, we research relevant building codes and zoning regulations, compiling an early checklist of key requirements. Having the early checklist streamlines the permitting process and sets the project up for a smooth approval.
Concept & Plan2/4
With an understanding of the land & existing condition, we develop early concept that include 3D building massing and a diagrammatic floor plan to outline the initial program. This helps the client visualized the vision that could take shape through thoughtful planning and design.

We also begin rough value engineering to alignment with the client budget and priorities. Alongside this, we create mood boards and gather reference images to clarify the design vision.
Design & Value Engineering3/4
We develop the chosen concept into a detailed architectural design, illustrated through drawings of plans, elevations, and sections. We take pride in producing high-quality 3D renderings that help the client visualize the building in real time.

At the same time, we conduct thorough value engineering—breaking down each component into takeoff sheets and collaborating with builders and vendors to develop cost estimates. This process ensures the design remains financially feasible while staying true to the original vision.
Permit & Construction4/4
We prepare all county-specific permit drawings and required reports, working closely with our consultants to obtain structural engineering and discuss building performance with MEP consultants. We review the list of permitting requirements to obtain a building permit.

Once construction begins, we stay actively involved—coordinating with the builder, responding to RFIs (Requests for Information), and providing guidance on materials and design intent. Our goal is to prioritized a smooth, and informed construction process from start to finish.

In this phase, we study the site condition and the client's vision, including their requirements, overall vision, site terrain, lighting, air quality, and views. We translate those learning into a logical framework for planning. Our goal is to align the design with the land's natural features; the future home integrates into its surroundings.

We listend carefully to our client's vision and requirements. Each building reflects the individual story.

We translate this story into blueprints, 3D models, and vivid images of a future place in time. Through close collaboration, we design both the architecture but also the interiors—imagining the rhythms of daily life, the placement of fixtures, and the textures and materials that shape how the residents live, feel, and move through space.

That’s why we break down our design into data: quantities, takeoffs, and cost estimates. We translate ideas into spreadsheets and discuss feasibility.

cONSTRUCTION MANAGERMENT

We are also build, and also works with local builders in varies project locations. We provide construction management services and communicate on-site conditions with both our design team and clients. Our focus is on clear communication—through drawings, documentation, and streamlined information flow.

Our builder partners are located across the Belfast, Maine region; the Michigan shorelines; Springfield, Massachusetts; and the Catskills in New York.
