How we work
Creating a home is a complex craft. We guide you through each stage with concrete goals, comprehensive to-do lists, and a visual roadmap. From vision to blueprint to build, we transform ideas into tangible results, one step at a time.
Our process
Site & Code Research1/4
Each of our designs begins with a detailed research of the land and existing conditions. As part of our process, we visit your property using a documentation tool, such as a 3D Scanner, a camera, and field measurements.

The documentation enables us to analyze topography, light, views, and landscape, and develop a design tailored to the site.

In parallel, we research relevant building codes and zoning regulations, compiling an early checklist of key requirements. Having the early checklist streamlines the permitting process and sets the project up for a smooth approval.
Concept & Plan2/4
With an understanding of the land & existing condition, we develop an early concept that includes 3D building massing and a diagrammatic floor plan to outline the initial program. This helps the client visualize the vision that could take shape through thoughtful planning and design.

We also begin rough value engineering to align with the client's budget and priorities. Alongside this, we create mood boards and gather reference images to clarify the design vision.
Design & Value Engineering3/4
We develop the chosen concept into a detailed architectural design, illustrated through drawings of plans, elevations, and sections. We take pride in producing high-quality 3D renderings that enable clients to visualize their buildings in real-time.

At the same time, we conduct value engineering by breaking down each component into takeoff sheets and collaborating with builders and vendors to develop cost estimates. This process ensures the design remains financially feasible while staying true to the original vision.
Permit & Construction4/4
We prepare project-specific permit drawings and required reports. Depending on the project scope, we will bring in additional consultants, such as structural and MEP engineers. We review the list of permitting requirements to assist with the building permit application process.

Once construction begins, we remain engaged with the builder, responding to RFIs (Requests for Information) and providing guidance on materials and design intent. Our goal is to ensure a seamless, informed construction process from inception to completion.

During this phase, we assess the site and clarify the client's vision, including their requirements, aspirations, terrain, lighting, air, and views. We structure these insights into a coherent planning framework. Our aim is to harmonize the design with the land’s character, so the future home integrates naturally with its surroundings.

We translate this story into blueprints, 3D models, and vivid depictions of a future moment. Through close collaboration, we design both the architecture and interiors, envisioning the pace of daily life, fixture placement, and the materials that influence how residents live, feel, and move.

cONSTRUCTION MANAGERMENT

We build and collaborate with skilled local builders in each project location. We deliver construction management, reporting on-site conditions to both our design team and clients. Our focus is clear, precise communication—through detailed drawings, thorough documentation, and streamlined information flow.

Our builder partners are located across the Belfast, Maine region, the Michigan shorelines, Springfield, Massachusetts, and the Catskills in New York.
